Architect wanted urgently for 4bdrm maisonette

I intend to put up a 4bdrm maisonette on a 80x40ft plot within Nairobi in an area with controlled development and would like contacts of architects to assist with the plans. I would like to have the lounge, dining, kitchen, guest bedroom, WC on the ground floor and 3 bedrooms and a study room on the top floor.

Interested architects should get in touch at jnaut (at) ymail (dot) com so that we can discuss. I will also appreciate if Wazuans have any architects they could recommend.

And 3 questions to architects and Wazuans:
1) What is the suitable plinth area for such a house on such a plot?
2) How much might the house cost to construct?
3) How much would architects charge for this project?

I think Pablo is a guru and from his advice we can tell that he is one great pro.@Pablo take the challenge.

Architects fee = 6 per cent of project cost....hiyo tu,sio 10 percent...

Thanks Vin.
I can give my experiences and ways to get value for money. Cannot substitute the architect or engineer.

@blaqlegend Organisations can pay 6% for architectural services, personally I do not see how I can pay that much for the service. I.e. 300,000/- for a 5M house?

Just my opinion.

Hope the Architect is registered, otherwise you will be 'cutting corners' at your own risk. eg if a building collapeses and you 'cut corners' you will be at fault, but if you used a proefessional, one has a case and you can even sue them for damages.

For the 6% it is a fee set out by CAP 525 of the Laws of Kenya which guides architects & quantity surveyors. though it all depends on the services you want to procure from him.

I would suggest you also get a Qunatity Surveyor for cost estimation, cost control, contract documentation etc
