Demand (which is NOT heavy) on the board is at a much lower level, so I would not read too much in today's price gain of 7.78%.

We have to see sustained deals at 90 or unfilled demand, for it to be convincing.

@mwananhisa you've got everything wrong on Kakuzi... Just because it rose at the same time as eaagads does not mean it rose for the same reason... I know for a fact as an investor who has been buying heavily that I havent bought kakuzi for its undervalued land

Tea has been doing extremely well both in supply and price amidst a weakening shilling.. All this will boost their profits and then there is also the pressure on the tea companies to improve their dividend payout... This is the reason I bought and still buying

Its undervalued land is just an added advantage whose value will only be realized if they convert the use of the land

I disagree with you that I have got everything wrong on Kakuzi, but that is the beauty of this forum. It allows us to debate.

If you are buying Kakuzi for the profits from Tea, you are better off buying WTK (which I hold). It is much more profitable and has altogether better metrics i.e. lower PE, lower PBV, higher NBV and higher Dividend Yield.

I have Williamson for the Tea... & Kakuzi for the Land + the earnings from Tea, Avocadoes, etc is just icing on the cake!

See I know kapchorua and williamson do have better metrics on the tea earnings but there are two reasons I did not choose them.

1. williamson and kapchorua are not on the main segment so its hard to mobilize cash for them.
2. Kakuzi's land is WAY more valuable by virtue of its location and its a bit more diversified in its earnings.

At least we are agreed on the fact that WTK and Kapchorua have better metrics than Kakuzi. I also agree about Kakuzi's earnings being more diversified. We could make an even better case on that for Sasini.

Now, about Kakuzi's land being much more valuable..

1. How much Land does Kakuzi have at Nandi Hills and how much does it have in Makuyu?
2. What are their values?

I have a few issues on those two questions which will give us a better picture on the next part of our discussion.
