Plots in Ruiru by Ruiru PCEA Investment Co. - Genuine?

The Ruiru PCEA Investment Co. is selling 1/4, 1/2 and 1 acre plots in Ruiru @ 750k, 1.5 m and 3 m respectively. I saw one of their posters in a school ran by the PCEA church and made an enquiry. Was taken to where the plots are situated at Ruare Farm Estate (Socfinaf)though the land has not been subdivided and is still under coffee. Has anyone heard and or been there? Is this genuine?

Exactly where is the land situated? Post more details.

Be careful though. I have heard of guys [cons] who rent office space in a church compound though the church has absolutely no connection to them - they are just tenants [and maybe also fake members of the church]. When they are doing their thing, they make it seem as if it is a church thing. You can guess what happens after that! One day you just find a vacant office. But there are also cases where a church buys huge tracts of land, subdivides them and sells them to members of their congregation [and outsiders]. Approach the church itself [PCEA in this case] - the higher you go the better - and establish if they are directly involved.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

The land is located along Kiganjo Road, next to GSU Ruiru about 3kms off Thika Rd. The land is owned by Socfinaf (coffee growers & millers) and is known as Ruare Estate. Size of land is about 1100 acres, they say that they have agreed to buy it from Socfinaf and subdivide it in 3 phases. Their offices are in Ruiru, Finance Hse 1st flr room 005.

The chaps were less than courteous when asked to show us

1. The proposed demarcation map or copy of title
2. Resolution from Socfinaf on the sale/ Copy of agreeement with Socfinaf.

Connection with the Church not clear either.

Where possible buy the plots with title deeds after the AP camp- via bypass. As usual due diligence is a must- the CID office at Ruiru also has a Blacklist to watch- individuals, ID Nos, and plots with issues.

I did send my mum to the office about two weeks ago to inquire about this land because I Wanted to buy 1/4 arce. They told her that one can either pay cash or by instalments .ie for 1/4 is 300k down, then the rest 450k by Dec since thats when they gona subdivided the land and issue title deeds to the buyers. I almost paid 300k down payment but my mum cousin who is a member of that church told us not to pay first since the land has a dispute between the buyer and the seller. They have not agreed yet on the purchase of the land . So I put the issue of buying the plot on hold till everything is clear.

@sngotho, Thanks that info is important as I will also wait to see a sales agreement between the seller and the buyer.

In press ads recently..these guys changed their NAME to something else but they aren't socfinaf anymore.. I know coz my folks sell coffee to them.. please confirm with land registry...or the "formerlY Socfinaf guys.

Recently there are some plots being sold in Thika,Kabati,on your way to Kenol ,12kms from the highway by Thuo Investments Company,are they genuine?Because they don't even allow you to visit site to physically inspect,don't want to avail the copy of the title for a search yet they expect someone to commit themselves by paying half the price......i smell a rat!!!!!

This plots are still available for sale. Everything is clear now. They are now processing the share's certificates and allotment numbers for those who have completed the payments.Sub-division of the land is next month for those who will have completed the payments.Thanks

early this year,[dont remember the gazette notice no] Socfinaf ceased to exist as it was taken over by Waguthu Holdings- Waguthu is associated with Tatu city in some disputes and i hear the land in question may be involved. hapa mtatembea pole pole....papa ni wengi baharini. @sngotho, what has been resolved?

Last week met another VERY reliable source BUT all i can say the land has NOT been sold to the Church.Was accompanied by a Member of the Church who was keen on buying the same and was advised not to buy.

How did this ever go?

I am told that the Investment committee is meeting next month, the land has never been subdivided, planned ballots and allotments in September.

Did the land pass from sellers to the church? Any confirmation that the company is related to the church?

Hmmm is this the same company that two years ago were selling plots in Ruiru under the name Milele?? And still at that time one could not visit the site because it was under coffee plantation. If, so then you can see no progress has taken place for a period of over two years (except the price is slightly higher). My suggestion, buy where you can see the plot you are being allocated. Otherwise you will pay for a plot and my end up being allocated a plot in floodplain or quarry areas. The peace of mind buying a plot you can see, with clear title is worth the extra price.

All I can say DON'T buy. Title is not in the churches name and the land is connected to the Tatu land saga. Currently there are caveats on all their properties. Buy plots with ready titles always.

Okay.. The thing for milele was okay. They cleared the bushes and are doing roads. They can even shows you your plot for those who participated

RUIRU BYPASS PLOTS The investment group of teachers funded by Mwalimu Sacco have new plots on sale at the Ruiru by pass going for 400k.they are in a good location. Those who missed the earlier lot can now try to acquire this ones.interested get in touch for reference githukusm@yahoo.com

Pcea ruiru and milele (ruiru) are two different projects. What I have heard is that they cant subdivide coz there are cases pending in court and there are issues with the sellers.

Kamundu - do you mean BOTH PCEA and Milele cannot subdivide or its only PCEA that cannot subdivide? I ask because somebody above said Milele was okay. Please clarify.
