IMHO, the 'greens' & 'gardens' are high end residential areas, no rich man wants to live in a dusty crowded area....mlolongo & kitengela is for middle income guys, like what buru buru used to be in the 90s.. for low income, well, am sure the greens and gardens will need 'workers', so if someone is wise, they can arrange with the developers to have a few low cost high rise flats for the workers....

if i was a REAL SONKO, i would invest in Nakuru, its growing pretty fast, especially NAKA, since 58 is crowded, one can develop high end residential units in that area...

and i still think there is still more potential towards MSA road..

just my two cents..

When I get some cash, I will buy some 5 or so acres at Mtito Andei with highway frontage.

On a serious note, how much does land cost at Mtito?
Nothing is real unless it can be named; nothing has value unless it can be sold; money is worthless unless you spend it.

This are private sector investments. You invest where you expect the greatest returns. Simple business logic.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Very good question. I hope we'll get an honest answer.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
