(this is out of topic) You had mentioned in another thread (which i cant remember) of some guy who imports block boards and sells at tamasha. i would like to talk to you on the same. alternatively,let me know which tamasha or his contacts. kindly drop me an email

The pics look great. Authentic?? I will have to take a quick trip this wkend to see the place by myself.

I have so much interest because this is a concept which can be replicated somewhere i have in mind.

These are nice pix.This however is just one type of house among a minimum of five others. Its also the most expensive of them all.A four/five bed villa set on approximately point five of an acre,I believe it retails at a cool 40million shillings. Still scouting for more info on the the other golf development. In my estimation though,I think the development may not come cheap.You have to understand that the primary objective of such ventures is to attract golf tourism. As such,the developers endevour to come as close to international golf Resorts standards as possible. Big money,high society,climatic conditions etc play a pivotal role in all this. But will gather some info of value on this project pretty soon.

Finaly,I can now see them.

When I did a quick computation in my mind of the house we stayed in (the second from the bottom),It was approx 450sq M. upstairs had 3 br (2 ensuite),american kitchen,joint sitting and dining room and a 15sq M glass walled balcony,downstairs had the same and there was a basement with 3 small bedrooms and a shared toilet & bathroom.

In my laymans estimate this would cost about 12 - 14M to build. A 40M price tag would yeild a tidy profit.

For an investment,such a home sucks. The one thing you will notice is that people who own these homes buy them for status,first. That they can generate some side income is just a bonus.I would be little surprised to hear that such went for 60m or even 100m. The other thing worth noting is that these facilities( Greenpark et al) are more promoted in the international markets and less locally.

The premium attached to land makes all the difference in the property market. If you transplanted such a house to say Kitengela,its value would be dramatically low. What one could do is perhaps visit these spots and steal design ideas for their own dream homes,because they are done really well. That,there can be no denying.
