I hear that there is a golf development coming up near the maasai ostrich park past kitengela. Does anyone have info on this? Is it worth speculating on land adjacent to ostrich park? Your thoughts would be most useful.

@halfempty - The naivasha one is Greenpark aka Great Rift Valley. I did get more details on the one in kitengela and ended up investing with my chama. The golf development begins about 200m past ostrich park and if you drive there you will see some development to this effect on the left side of the road. The course was designed by Jacob Okelo and he is the project manager. Daykio is also selling 1/4 acre plote nearby for about 250k if I'm not wrong.

@Half-empty
Right across from The GreenPark there is a 200 acre-plus development known as Malewa Bay. Initially ownership was open to the public but don't know about now.Could you give more details about the project you have in mind?

@niwewe
Does Greenpark refer to the one n only Great Rift Valley Lodge n Golf Resort ama there's another one?
I wouldn't advice anyone to speculate in land adjacent to such clubs because such devlopments are designed to be introvert oriented...unless of course the area has very peculiar advantages. Such club members rarely engage their adjacent businesses but thats just my observation.
If you can get into the development,then by all means do it...it does pay off in terms of returns as well as owning a holiday home and i'm seeing Golf tourism becoming BIG in a few years..we have amazing landscapes and great weather all year round!
You could check the Vipingo ridge development at the coast especially the phase two maybe a few slots are available.
A new one is in the works still in Rift Valley but will divulge details as soon as i get authority/firm commitment from the client/developers but i have no doubt they will follow the same route...
@jaribu break it down..more details of the contents and ur experience with that kit.

@Half_empty

Yes,the project kicked off and many people bought but majority were the big shots - the likes of UK,MMdvd,Yana et al. When i checked which was early last year or late 2007,each house was going for 10m. There is a hotel in the park (i think its managed by the interprids group). they rent out your house (usually ground floor) and leave the upper floor for your holidays/weekends etc. they maintain the floor that they rent out and credit your account minus costs at the end of the year(unless this has changed). Depending on how you furnish your house the rates were 11 - 24k per night per 'villa' at the time ( very good for family get-aways). The families can decide to either cook for themselves or use the lodge restaurant facilities which also serves day-trip visitors. All houses were built by same contractor to maintain the standards and similarity in materials used and design although sizes were different. At that time,the ones inside were all sold out but they were extending to an adjacent land but i am not sure if its still the same group or another investment group which wanted to do the same.

I was actually at the Great Rift Golf Club over the weekend. Its exactly as Wendz puts it. The private houses are now over 70 around the golf course and some are still under construction. The homes are looked after (including watering your lawn) by the Parks management for a fee.

Ill hopefully post some photos kesho so that you can see why there is all this fuss in golf developments.

Dunno much about the Lukenya deal but will have some info by the end of week.Like Wendz suggests Greenpark is rich-man's club.To begin with the land belonged to the Kenyattas and so does the Intrepid group that manages it.Ownership of the cottages reads like a list of whos who in town.Right across from the park,the owner of 200 acre plus parcel(big shot during Kenyatta's reign) was intent on replicating the success of Greenpark but I'm not sure where his efforts have landed him-have not been there lately.The only positive aspect of the project lay in the fact that its target was the middle class.It was attractively priced.Will have a look in the week also.

Mr Tea - Your feedback on the Lukenya one is much anticipated. I am extremely interested...have seen some good appreciation on the ostrich farm one and would like to replicate the same in Lukenya,which seems more suitably located. Thanks

@ bert - Ok will do. Also have 2 plots right next to Omondi's Kaputei infront of ideal but the golf development is quite far from here. Good to have a neighbour here. Cheers
