Yes, it does need a lot of discipline to live way way below your means. I saved 50% of my net salary. I still do this to this day; I live on half of my salary.

True. After a while though it becomes a habit, and habits are not that difficult. Try it with your next salary raise. Just save it all. When you move to a new job paying better, do not adjust your standard of living. Carry on living at the lower salary level and save the rest. After a while you will not miss spending the extra.

I also think going the Sacco way is another option where you accumulate your savings in the Sacco with an end plan of borrowing X3 or less depending on your savings....with Sacco's the interest rates are low and the risks are also lower than banks

I would not advise a sacco. they claim to give u x3 but a third of this money is urs. So u end up paying interest on ua own savings! Better to patiently build up a interest free downpayment

@Obiero...what u r saying makes lots of sense...Probably one can use the Sacco to just save as much as possible then churn from the Sacco with their savings...At least this way one is not tempted to withdraw chums during 'emergencies' compared to when saving through a bank

Thanks guys, learning a lot. On the line of investments, me and a friend had this dilemma, couldn't get where the snag usually is.

If one has prime land, can s/he approach a bank to finance the construction of commercial/residential property.

Here's the maths: 5 floors with 8 units on each floor. Estimated cost: 25m. Estimated revenue per month: 10k*8*5=400k per month.
Estimated duration to pay off=8 yrs, paying about 300k per month....and after the 8yrs, its a home run with 400k gross.

Is that something that one can work on with a bank? If it is, why is it not being explored? Any snags?

It is actually the poverty mindset and the emotion we attach to land that keeps us from moving forward in the direction you have suggested. If you already have another developed property in place, then going to the bank is easier. If the worst came, then at least the other property can shield you with the loan repayments. If it is the first property, owners avoid banks due to the fear of losing the property to the bank should they default.
